HISTORY: In 1987 the City Council approved a final plat and site plan for a
portion of the current request area for a Firestone Store. The current
request expands the size of the building as well as the lot area.
TRANSPORTATION: Sandy Lake Road is a mo-lane asphalt road within a variable-width
right-of-way, shown on the thoroughfare plan as a C4D four-lane
divided collector street to be built within a 110'- wide right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
Neighborhood Retail Uses.
DISCUSSION: In 1987 a final plat for 32,095 square feet (0.737 acres), Sandy Lake
Crossing, Lot 2R, was approved on the northern portion of this site.
This plat established a 30 foot building line along Sandy Lake Road, a
24 foot fire lane easement stubbing out to the east property line and a 15
foot TU easement along the southern property line.
The current request is to expand the plat to incorporate an additional
0.504 acres to the south (minor plat) and to plat the existing 24 foot
ingress, egress, parkway, utility and drainage easement along the
western property line which was established by separate instrument
(replat). This mutual easement currently serves the existing Exxon Gas
Station and the McDonalds restaurant. The existing fire lane parallel to
Sandy Lake which was stubbed to the east property line has been
abandoned, and new fire lanes are being provided.
RECOMMF. NDATION TO THE PLANNING AND ZONING COMMISSION:
Although there are no technical issues relating to the plat, if the Planning
and Zoning Commission recommends denial of the request for a Special Use
Permit for an Auto Repair Garage for Firestone, this plat should also be
denied. In the event the Planning and Zoning Commission recommends
approval of the SUP, thea this re-plat/minor plat may be recommended for
ALTERNATIVES: 1) Recommend approval of the request.
