Freeport NIP(2.1)-CS 980813 Coppell, Texas 75019 972-462-0022 ( August 13, 1998 Mr. David Littleton Halff Associates, Inc. 8616 Northwest Plaza Dallas, TX 75225 RE: Freeport North Lot 1, Royal Business Center Dear Mr. Littleton: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Include a paving and dimension control plan sheet. 2. Provide a vicinity map that shows existing adjacent driveways. 3. Review and revise notes on all sheets. 4. All plan sheets submitted for approval by the City engineering dq0arhnent need a signed seal by a registered professional engineer. 5. Show street names on all plan sheets. 6. On the storm drainage plan, please show flows onto the streets via the driveways. Each of these flows should be limited to 2 cfs. Also, show the drainage area boundary for drainage area B 1. 7. Show the proposed elevation at the face of all curb inlets. 8. Show any utility crossings in profile view. Any utility crossings require a minimum of 24" clearance or concrete encasing. 9. All water and sewer cross-street connections will be made via dry-bore. 10. Please verify the size of the RCP located along Northpoint drive. The City of Coppell utility plans and as-built plans show a different size pipe. 11. Show the water utility vaults in the center of their respective easements. Also, label the size of the easements. 12. All fire hydrant locations need approval from the City Fire Marshall, Travis Cramp. He can be reached at (972)304-3503. 13. Provide wastewater access devices for all sanitary sewer services at the easement line. There are various other comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be submitted to the City for review.
