Box 478 Coppell, TX 75019 Re: Floodplain Development Reviews Dear Mr. Goram: The purpose of this letter is to inform you of the status and/or need for floodplain reviews of pending subdivision projects. Currently there are four private development projects under review by Kimley-Horn. The four private development projects are: 1. MacArthur Blvd. extension/Vista Ridge Floodplain/Floodway modeling and review 2. Oakbend Addition 3. HRWS Tract 4. Lake Park Addition Of the four development projects, all are currently under review by Kimley-Horn with the exception of the Lake Park Addition which should be submitting final engineering and floodplain reclamation plans for review any time now. The MacArthur Blvd. Extension/Vista Ridge review has been initiated with the approval of Mr. Alan Ratliff, during our 5/25/90 conference call (3:06 PM), on a more or less "emergency" basis to expedite the MacArthur Blvd Extension. Oakbend and HRWS are undergoing normal floodplain development reviews at this time. It is my understanding that all but the MacArthur Blvd. project are being directly reimbursed by the developers. The cost of the MacArthur Blvd./Vista Ridge work probably should be shared between the three parties as follows: 1. City of Coppell 33.3% 2. Vista Ridge (Lomas & Nettleton) 33.3% 3. Lake Park Addition 33.3% While both Vista Ridge and Lake Park need verification as subdivisions, the city has recently concluded a study of Denton Creek which did not include the particular analysis being done now, due only to budgetary constraints at the time. In our review of this matter with Mr. Ratliff and Phil Deaton of Carter & Burgess, Inc. (Vista Ridge's engineer), the potential future gain in tax base which can be developed based on the re-analysis is quite important to the City of Coppell. If there are surplus funds available for this item it would be fair to apply them to the City's portion of the cost.
