A. Please make the following additions and/or corrections on
final plat as marked:

the plat and all pages of the construction plans, etc.

Water/Sanitary Sewer Plans:
Please make the following additions and/or corrections
as marked:
1) - Show existing water/sanitary sewer lines as
located in the area where they exist.
2 ) - Show proposed water/sanitary sewer lines.
(minimum sizes are 8")

manholes,
fire hydrants, clean out, water services, and
sewer services.

to existing and finished grade.

the proposed easement is located between two

FINAL PLAT:
1. Circle Cove Dr. connection to MacArthur Blvd. is
unacceptable.
2. Minimum allowable radius of street centerltne curves is 425
feet. Curves 1,2,3,4,5,7,12,14,15, and 19 are not in
compliance with minimum radius requirement as shown on the
marked up copy of the Final Plat transmitted herewith.
3. Show adjacent Floodplains and indicate floodplain
development information and indicate current status.
4. Sanitary Sewer Easement required on lots 7 & 8, Block A.
5. Show all street corner visibility easements to be dedicated.
6. Show all drainage, floodplain/floodway, utllity, and access
easements which are required to be dedicated by the
Subdivision and Floodplain Management Ordinances.
7. Indicate status of R.O.W. dedication for MacArthur Blvd.
8. Identify the purposes of the small tracts abutting the
M.U.D. Lift Station site.
EN6INEERING PLANS:
Paving Plans
1. Engineer's seal on original plans shall be original with
engineer's origtnal signature and date in close proximity to
seal as required by State Law. Blue line prints indicate
non-compliance with State Law.
2. Show Drainage direction arrows on plans.
3. Minimum street centerline, curve radius is 425 feet. Revise
sheets 2, 3, 4, and 5 of ? accordingly.
4. Minimum street grade is 0.50%. Revise sheets 2,3, and 5
accordingly.
5. Coordinate medlar openlngs on MacArthur Blvd. with property
owner on opposite side of MacArthur Blvd.
Water and Sewer:
1. No curves allowed in sanitary sewers.
2. Provtde written documentation substantiating owner's non-
participation in the cost of the 12" water line to be
constructed in MacArthur Blvd.
3. Sanitary Sewer Easement required on lots ? & 8, Block A.
4. Show all required drainage, ut111ty and access easements
required.
Drainage Plans:
1. Use TP-40 with a minimum Tc of 10 Minutes for computation of
stormwater runoff as required by the Subdivision Ordinance.
Dedicate all easemen~ss shown on marked p'lans and otherwise
required.
3.Indicate flow directions to all inlets.
4. Establish, indicate and maintain minimum vertical clearance
of sanitary crossing on line "C"
5.Furnish documentation indicating current status of Denton
Creek floodplain on or adjacent to property. Comply with
floodplain management ordinance.
Lake:
1. Furnish documentation indicating final agreement between
City of Coppell and owner regarding lake and park
dedication.
2. Verify agreed size of lake and park.
3. Furnish engineering data for lake including, but not limited
to details and calculations of stormwater inflow, detention,
storage, maximum water surface elevations and outflow to
Denton Creek.
4. Furnish documentation of permission granted for the creation
of this impoundment by the applicable federal, staCe, and
local authorities.
5. Show the proximity of the lake and park to Denton Creek,
MacArthur Blvd., and the proposed MacArthur Blvd. bridge.
