Freeport North, Lot 2, Block 3, Site Plan and Replat, request to allow the
construction of a 150,582 square foot office/warehouse on 1Z085 acres
property located at the southwest corner of Royal Lane and Gateview Boulevard,
at the request of Pekowski Family 1998 Trust.

COMMENT STATUS: ,,"PRELIMINARY
1. As per the City's water master plan, a 12" water line will need to be constructed along the west
side of the development. Also a 20' water easement will need to be provided.
2. No improvements will be allowed in the 100-year flood plain without an approved Floodplain
Permit. Therefore, the proposed parking on the south side will not be permitted in the 100-year
floodplain. Also, show the 100-year floodplain on the site plan.
3. If sidewalks are not going to be constructed at this time then the following should be noted on
the face of the plat, "Sidewalks to be constructed by the property owner when deemed
necessary by City Engineer."
4. Provide minimum finish floor elevations on the plat.
5. Provide a grading and drainage plan for site.
