SURROUNDING LAND USE & ZONING:
North - vacant "LI" Light Industrial zoning
South vacant "LI" Light Industrial zoning
East - vacant "LI" Light Industrial zoning
West - vacant "LI" Light Industrial zoning
COMPREHENSIVE PLAN: The Comprehensive Plan shows the area as suitable for
Light Industrial uses.
DISCUSSION: This proposed 117,000 square foot office/warehouse facility will join the
rapidly expanding list of industrial users along Royal Lane, such as Gulf
Bearing, Craftmade International, MEPC and Four Seasons, providing a
dynamic synergy to Coppell's corporate community. Generally, this
replat meets most of city regulations. Applicant will be required to plant
a tree for every 50 linear feet of perimeter landscape area against the
southern and western property lines. The trees will not only enhance the
aesthetics of the parking area but also will act as a buffer from eventual
corporate neighbors.
