Show the widths of the proposed driveways on Creekview Drive. 2. The proposed median opening on Royal Lane will not be allowed because it does not meet the City's minimum median opening spacing of 420'. 3. No fill will be allowed in the floodplain unless a flood study is submitted and approved by the City. 4. All paving must be constructed on 6" lime stabilized subgrade as per the City's standards. Replat 1. 2. 3. Comments: Label the 100 year flood plain line. Provide the floodplain paragraph and signature block. If this development is not proposing to construct sidewalk at this time adjacent to Royal Lane and Creekview Drive then a note must be shown on the plat stating, "Sidewalks to be constructed by property owner when directed by City Engineer." Drainage Area Map Comments: 1. Should limit drainage discharge into Royal Lane to 2.cfs. 2. Provide drainage calculation table. Site Utility Plan Comments: 1. The proposed fireline lane must be approved by the City's Fire Marshal. 2. Provide a wastewater access device at the property line.
