HISTORY: A site plan and replat of the property was approved by City
Council in December, 1997.
TRANSPORTATION: Royal Lane is a C4D/6 four-lane divided thoroughfare in a H0'-
wide (adequate for a 6-lane divided thoroughfare). Northpoint
Drive is a C4D four-lane divided thoroughfare in an 80'-wide
right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
light industrial/showroom uses.

DISCUSSION: When City Council approved the replat and site plan last December,
Council granted a variance to the screening wall requirement to allow a 6
foot high berm with a living screen to conceal the truck court facing
Northpoint Drive. Now, the applicant has a potential tenant looking to
lease a portion of the building and is requesting a solid screened truck
court.
The submitted plan shows a 155,267 square foot screened track court.
The proposed screen wall is a 6 foot high painted tilt wall to match the
main building. The plan indicates that the pavement area behind the wall
would be extended by approximately 14,100 square feet and the displaced
plant material would be relocated on the street side of the wall. Four of
the seven 6-foot high berrns proposed along Northpoint Drive will be
reduced to 3-foot high berms. Staff is comfortable with the changes,
especially that the new plan does conform with the landscape regulations.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the site plan amendment
subject to the following conditions being met:
1) Furnish the required and provide square footages for perimeter
landscaping.
2) Space wall support piers such that they do not fall within any of the
70' x 20' utility easements that contain fire lines. ( See Engineering
Department Comments)
3) No gates or other interference will be allowed across the fire lanes.
