Landscape Requirement is 25% of the overall site. This is not zoning ordinance.
The extra setback on R.O.W. can count for internal landscape requirement.
Tech C & D.
Must have 10'-0" landscape separation between properties.
Can not share the driveway as shown for first half; back half is correct.
Need mutual access agreement between property owners - private, not filed with City.
Fire lanes are dedicated and need mutual fire lane agreement fried with the City.
Need tree survey - you lose 50% of trees. Then $100.00/inch fine for trees over 6" caliper or
replace.
The screen wall requirement can be substituted for landscape by City Council approval, with
berming and living screen.
Tech Center C & D will add wing wall to screen first phase.
Site "A" Bulk Distribution Site will need to screen the truck court from Royal Lane.

Driveway standards:
40'-0" maximum for warehouse use.
24'-0" minimum.
30'-0" maximum may be required for Building "D".
· Median openings:
420'-0" minimum required for each opening.
500'-0" minimum if other property driveway matches up. Must provide mm lane for other
property owner.
· Driveway must sit back 125'-0" away from median opening if they do not line up.
· Creek view expansion will be required for Building "A"; not for Building "B".
· Must call other property owner, Fellowship Church, to work out R.O.W. cost.
· Creek view does not have any drainage lines.
· Fire loops can be used with multiple sites to save on cost.
· If any, detention ponds can be in track courts but not fire lanes.
