Dear Mr. Clark:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. There were meetings held in the past regarding the proposed driveway onto MacArthur Blvd. In those
meetings, the City discussed that one of the requirements for allowing the new driveway is m eliminate
the driveway on Belt Line Road closest to MacArthur Blvd.
2. Enclosed are the fight-of-way documents for additional dedication needed at the comer of MacArthur
Blvd. and Sandy Lake Road and on the south side of this property.
3. As per the right-of-way documents enclosed, the location of the sign falls into the area of furore right-
of-way. Therefore, the sign needs to be relocated.
4. A street sign fee will be accessed for the one way sign for MacArthur Blvd. across from proposed new
driveway.
5. Diagonal parking spaces are typically used for one way drives. The way the parking spaces are laid
out on the west side of the building, it will be difficult for customers to back out of the parking spaces.
6. Show the location of the future curb inlet to be constructed on MacArthur Blvd. by the Dallas County
Sandy Lake Road project.
7. The 8' wide brick paver band needs to be located 1' inside the property line.
8. The sidewalk along MacArthur Blvd. must be a 5' wide sidewalk. Also, can the sidewalk be
constructed along MacArthur Blvd. without a ~ wall?
9. As per the City's Subdivision ordinance all parking lots must be 5" of reinforced concrete on 6" lime
stabilized subgrade.
10. The dumpster pad and sign must be permitted through the Building Inspection Department.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
