Dear Mr. Evans:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. On the grading plan and drainage plan, the proposed drainage system going to the east will
not be allowed. A separate system needs to be constructed along the east property line to take
runoff to Royal Lane according to the original Freeport North Drainage Area Map.
2. Limit the surface runoff out of each driveway to 2 cfa.
3. On the utility plan, the City Standards specify an outside drop into a manhole where required.
If you are proposing an inside drop, this needs to be approved by and coordinated with Ted
Dutt with the Utility Department. He can be reached at (972)304-3546.
4. Note that an alternate subgrade design for the paving must be approved by the City Engineer:
Otherwise, all paving must be on 6" of lime-stabilized subgrade applied at a rate of 30# per
square yard.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these mrked plans and two sets of revised plans to the City for
