Jack Evans Pacheco Koch Consulting Engineers 9401 LBJ Freeway Suite 300 Dallas, Texas 75243 RE: Creekview Drive Extension (west of Royal Lane) Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. As per the City's Subdivision Ordinance, 30 lbs. per square yards of hydrated lime is the minimum requirement for subgrade stablization. 2. Use double white reflective round buttons for left turn lane instead of jiggle bars spaced on 30" centers. 3. A Keep Right Sign (R4-7) as per TMNTCD needs to be provided for each median nose. This will be paid for by the developer and installed by the City. 4. Any lane closures must occur between 9:00 a.m. and 3:00 p.m. unless approved by the City. One lane of traffic must be maintained at all times each direction. 5. Any existing manholes, water valves, etc. must be adjusted with the proposed paving. 6. Show the location of all existing and proposed water and sanitary sewer lines. 7. It is my understanding that approximately I0' of the existing Creekview Drive paving will be removed so that a sewer line can be connected to the existing manhole on the west side of Creekview. If so please indicate this on these plans. 8. Indicate on the plans if any existing fences or trees will have to be removed. If any trees are to be removed a tree permit must be obtained fi'om Brad Reid, Park Planning and Landscape Manager. He can be reached at 972-304-3561. 9. The minimum asphalt paving requirements are 6" hot mix (2" type D, 4" type B) on 6" lime stabilized subgrade. 10. A street sign indicating Dead End (W14-1) as per TMUTCD should be provided. This will be paid for by the developer and installed by the City. 11. Will a slope easement be needed to grade the parkway on the west side of the proposed Creekview Drive? 12. Provide additional offsitc topographic data for the west side of Creekview Drive. Need to show the existing topography indicating which way the property west of proposed Creekview Drive drains. : 13. The limits of Drainage Area 3 are not clear. Please clarify. 14. What happens to the drainage south of the proposed extension of Creekview Drive? It may be necessary to extend the proposed drainage system south to the end of the proposed paving to collect drainage when Creekview Drive is extended in the future. Provide additional data to verify future drainage patterns. 15. Does an easement exist for proposed storm sewer line "A-18" and "ST-2"? If so, show easement. If not, provide a 20' minimum wide storm drainage easement document for review and approval. There are various other minor comments throughout the plans.
