RE: Second Construction Review Comments for the Freeport North Lot 4R
Dear Mr. Acker:
The City of Coppell has received the referenced plans and has the following comments to offer:
On the GDA plans:
1. Provide the plans on 24"x36" sheets. The plans will not be approved on any size other
than this.
2. Show the lot and block # on the title sheet.
3. On sheet A1.0 detail 1, please provide the concrete strength and the subgrade stabilization
design before the plans are approved by the City.
4. See City of Coppell Standard Construction Details for all construction.
5. On sheet Al. 1, change the note stating concrete pavers to brick pavers.
6. Include only sheets Al.0, Al. 1, Al.2, and the fire protection plan with the Albert Halff
plans. The remainder are required for Building Inspection Department's approval.
On the Albert Halff plans:
1.Provide a plat with the next set of review plans
2.Submit landscape and irrigation plans to us for review
3. The pavement detail sheet must be attached to this set along with A1.0, Al. 1, Al.2, and
the fire protection plans before the civil plans can be approved.
4. Show the driveway radii @ all ingress/egress points. Show an easement for the vault and
double check device.
5. On the storm sewer plan, provide a profile for the proposed 42" R.C.P. along with the
location of where the sanitary sewer crosses it. Concrete encase if less than 24" between
the two lines.
6. On the water and sewer plan, set the meters in the R.O.W. or easement, make sure the
Creekview plans show a 6" sewer lateral and the correct flow line for you to connect to,
and provide an easement for the vault and double check devices at the locations shown on
the plans.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
