Pacheco Koch 9401 LBJ Freeway, Suite 300 Dallas, Texas 75243 RE: Freeport North Lot 2, Block A / Freeport VII Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. Will a retaining wall need to be constructed along the east property line? 2. Show all proposed water line crossings on storm sewer profile. 3. Concrete collars need to be provided at all storm sewer pipe size changes. 4. Ail fire hydrant locations must be approved by Travis Cramp, Fire Marshal. He can be reached at 972-304-3503. 5. Show the distance off of Creekview Drive in which the proposed 12" water line will be located. 6. If the proposed fire hydrants along the west side of the property are going to be public hydrants, then a 20' wide water easement must be provided for each hydrant. 7. The proposed 12" water line along the south side of the site will be a private water line. Therefore a fire meter and vault needs to be provided at the southwest comer of the site. 8. The proposed 12" water line needs to be stubbed out to the south with a valve approximately 20' from end. 9. The proposed fire hydrant at the northwest comer of the site should be located in a landscape island. 10. Provide letter requesting variances of 6" lime stabilized subgrade underneath private paving. There are various other minor comments throughout the plans. When all comments have been addressed, please return these marked plans and two sets of revised plans to the City for review.
