Dear Mr. Riley:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide a cover sheet with the title of the development: Replat of Block 1, Lot 1 Gateway
Business Park "Fritz Warehouse". Also, provide a vicinity map, index of sheets,
developers name and address and the engineers name and address.
2. Please provide 8' wide brick paver bands for the six driveways on the south side of the
development.
3. Please provide the radius and widths of all driveways.
4. Please provide roll down curbs at all driveways for ADA ramps. Also, show the location
of the sidewalk with a note stating "to be constructed at the City Engineer's request".
5. Please provide a letter from the Texas Highway Department providing permission to locate
driveways in TxDOT's right-of-way.
6. As per the City's Subdivision Ordinance, the subgrade shall be 6" lime or cement stabilized.
7. The dumpster pads shown on Lot 2 must be located outside of the drainage easement.
8. Please provide a separate tap on the existing 16" water line for the 2 1/2" domestic meter.
9. Please provide 15'x15' easements for double detector check vaults located adjacent to
Gateway Blvd. and Cotton Road. Also, the domestic and irrigation meters need to be
located in either the right-of-way or an easement.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
