HISTORY:
The City Council approved the final plat of Gateway Business Park
on June 12, 1990.
TRANSPORTATION:
Freeport Parkway is C4D/6 four-lane divided thoroughfare within
a 95'-wide right-of-way. Gateway Boulevard is a C4U four-lane
undivided collector street within a 70'-wide right-of-way. Fritz
Drive (Cotton Road) is a C2U two-lane undivided collector street
within a 65'-wide right-of-way, of which a small section is paved
with asphalt.

COMPREHENSIVE PLAN:
The 1987 Comprehensive Plan shows the property as
suitable for highway commercial use. The proposed 1996
Comprehensive Plan show the property as suitable for
freeway office use.
DISCUSSION:
The applicant has cooperated with the Development Review Committee to
revise the site plan in compliance with engineering, fire protection, zoning
and landscaping requirements. Reducing the number of parking spaces for
both buildings requires a special exception from the Board of Adjustment.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat, subject to compliance with
engineering comments, and conditioned upon modification of the site plan
in the event the Board of Adjustment requires a greater number of parking
spaces than those shown.

1. The intersection of Cotton road and Gateway Blvd. is a 3 leg intersection and not a 4
leg intersection as shown on Sheet L1.01 and Al.01.,
2. Impact fees are required to be paid prior to final plat approval.
3. You should begin your driveway radius 20' from the inlet box.
4. Provide water and sanitary sewer plans.
5. Show the curb return radius. A larger radius should be provided for the truck court
areas.
6. Show driveway widths.
7. Label fire lanes.

1. Landscaping and irrigations plans should show the correct driveway layout at the
northeast corner of the development.
