Teilborg, Vice President Nations Bank Real Estate Banking Group 901 Main Street, 51st Plaza Dallas, Texas 75202 RE: Catellus Warehouse / Coppell, Texas Dear Ms. Teilborg: This letter is written in response to a March 4, 1996 letter from Scott McCrary of Gromatzky Dupree & Associates concerning the availability of utilities to this property. To the best of our knowledge, the utilities are as listed: Water There is currently a 16" water line in the south right-of-way of Gateway Blvd. The water line is part of a loop system that connect to a 12" water line in the east right-of-way of Freeport Pkwy. The water line in Freeport Pkwy. loops around the southern portion of the property in the northern right-of-way of Cotton Road as a 12" water line to where it connects back to the 16" water line in Gateway Blvd. Sanitary Sewer There is currently a 10" sewer line in the north right-of-way of Gateway Blvd. This sewer line flows to the east and discharges into a 12" line that flows north in Freeport Pkwy. On the east side of the property, west right-of-way of Freeport Pkwy., a 12" sanitary sewer line runs from north to south. As always, in the development of your property your engineer should determine whether the utilities available to this site are adequate to service this site or if additional pumping and/or storage facilities are necessary for fire protection. This site is Lot 2, Block 1, of Gateway Business Park and is located at the southwest corner of Freeport Parkway and Gateway Boulevard. Please verify this information regarding sizes of water lines and size/capacity of sanitary sewer in a letter to us at your earliest convenience.
