Sieb, Director of Planning, City of Copper S. ~ ~UB,~:~ ~:ritz/Catellus Meeting of January 31, 1996 DATE: February 6, 1996 Kathy, I am in receipt of your meeting notes regarding the above referenced subject, and would like to make the following clarifications: Item g2--should include provision of an erosion control plan, EPA's N.O.I. (if over 5 acres of land will be developed), and drainage plans and need to be delivered to Engineering. I would add here that an engineering inspection fee of 2 % of the cost of grading, paving, and all water, sewer, and drainage improvements located on private property (excluding the building) and an inspection fee of 4% of the cost of any grading paving, and all water, sewer and drainage improvements located in the r.o.w, will be assessed to and payable by the developer before inspection will take place. Item #6a--should state that the N.O.I. and construction inspection fees will be submitted/paid. Item//9 February 14--should be amended to include the erosion control plans. I would add here that for approval of site grading the following needs to be submitted and approved: title sheet showing name and legal description of the development; a vicinity map; name of developer and engineer. Attached should be a copy of the plat, drainage plan,grading plan, and an erosion control plan Item//9 between February 21 and March 7--need to submit civil plans to Engineering (paving, water, plat, title sheet, fire lane plans, site plan) sometime after this point before plans are approved. Development fees must be paid before plans (civil) are approved. Water and sewer impact fees will be calculated based upon meter sizes and connections. A roadway impact fee will also be required based on square footage of the building. As a general rule, most of these comments relate to Engineering requirements and I would not repeat them here. However, I do not believe your engineer has met with our Engineering people (which I strongly suggested at our meeting), and I outline the majority of Engineering's requirements for your information. Please have your engineer contact Engineering directly to finalize the Engineering Department's requirements. One other comment regarding building plan review from Greg Jones. He stated that normally a five business day turn-around will work for Building Inspection (Item#6), but depending on workload, it could be longer. He did state that his staff would do everything it can to expedite the plans once submitted by your office. I believe these comments clarify points made in our meeting.
