This meeting was held to discuss the project
requirements for platting, plan submittals and

Items discussed were as follows:
Platting will be required for both Fritz building and spec building.
BDD to investigate if this can be a "replat" of existing block.
Submittal of Preliminary Plat, Preliminary Site Plan, and Preliminary
Landscap. e Plan will be required for gradin~ permit to be issued .....
Next submittal date for Preliminary Plat is February 2.1 and it is very
important to make this date (see schedule). Missing this submittal will
cost 30 days out of schedule.
Preliminary Plat will be reviewed by Planning and Zoning on third
Thursday. Next meeting is March 21.
5. Final Plat will be reviewed at City Council meeting on April 9th.
Gary Sieb did offer a path which would allow an accelerated
permitting schedule. Gary also stated the City would be able to
review drawings within five (5) working days.

b. City staff reviews Preliminary Plat March 1, and meets with
GDA and civil on March 7. If plat has only minor comments,
the Citywill release a foundation permit for piers, and floor
slab. Allowing for a one week bid time, foundation
construction can commence March 1 5.

If Planning and Zoning approves Preliminary Plat, Site and
landscape at meeting on March 21, and recommends approval
by City Council then Building Inspection can issue shell building
permit. Please note the City will require "hold harmless"
agreement with the Owner to indemnify the City from liability
until final plat has been approved by City Council on April 9.
issues to be concerned with include variances to be requested:
Owner will provide a 5' sidewalk easement. Side~valk to be
constructed in the future as determined by City Engineer and
paid for by Owner.
Variance to provide earthen berm and landscaping in lieu of
screen wall at truck docks.
Variance on the number of parking spaces to be provided,
based upon actual employee count and not on square footage.
Variance board is administered by Greg Jones, Chief Building Official
(214/304-3506) and meets on first Thursday of each month. Requests
must be submitted 30 days prior to hearing. Next submittal date is
February 7 for meeting on March 7.
Based upon accelerated City review GDA has established the
following schedule for the fastest possible approval and
commencement dates.

· Site plan layout approval by Fritz, Catellus, Abbott,
Gensler, BDD and GDA. . ..,~

Please note this is the best possible schedule to accelerate
construction. Anticipating a six month construction time schedule
would be:
April 1
· Mobilize on site
October15 · Allowing for 10 days delay due to weather.
Substantial completion for entire project.
November 1 · Punch list complete and tenant move-in started.
Meeting was concluded and a brief discussion was held with Jeff Jones
at the Fire Marshal's office. Discussion was directed to location of fire
lanes, and plans to be required for fire hydrants and water lines. Jeff
mentioned providing a water line parallel to the drainage easement
with fire hydrants serving both buildings.
12. Meeting was adjourned for a brief review of the site and existing
conditions.
