RE: Gateway Business Park
The City of Coppell has received and reviewed the plans for the referenced addition. Prior to
approving these plans, the following items need to be completed:
1) A header should be constructed at the west side of Southwestern Drive, Station
0+57.85.
2) Sidewalks should be shown and a note should be placed on the plans stating when
the sidewalks will be constructed.
3) Notice the comments on the barricade striping.
4) The typical detail for adding the left-turn lane should show No. 4 dowels epoxyed
in at 24" on center.
5) It appears as though the curb return for Exchange Drive at Gateway Blvd. will be
over the top of an existing manhole. The manhole should be relocated out of the
curb.
6) All existing top of curb elevations and points of intersection elevations should be
shown.
7) The capacity for the earthen channel, Section BB, should be provided along with
other pertinent drainage information for the channel.
8) Drainage areas A-7, A-12, A-14, A-15, and B-2 should be shown.
9) A traffic detour plan should be provided for the proposed open-cut across Freeport
Parkway at Southwestern Drive.
10) Pre-fab wyes should be used for all pipe connections.
11) It appears as though there is a problem with the hydraulics associated with storm
drain Line TG-1 in Sterling Drive.
12) Detail for the proposed headwall at the end of Line TE-12 should be provided.

13) Some type of energy dissipation device should be provided at the outfall of Line
TE-12. All pertinent drainage information should be provided on this sheet.
There will be a problem when the 8 X 5 box culvert is constructed in the fact that
there will be two systems discharging into the earthen channel in close proximity
to each other. My recommendation is that the proposed box culvert be upsized
for approximately the last 150 to 200 feet to accommodate the removal of the
existing 66" RCP, so that it can be tied into this proposed box culvert. Also, the
outfall of the proposed box culvert should be redirected so that it is more in line
with the flow of the channel.
14) The minimum approved centerline radius of sanitary sewers, as approved by the
Public Works department, is 850 feet. Please revise yours accordingly.
15) The water and sanitary sewer should be extended down Southwestern Drive to the
west property line. If you have questions concerning this extension, please contact
the Public Works department to provide justification to them for the nonextension
of the system.
Once these comments have been addressed, the corrected set of plans should be returned to the
City of Coppell for an additional review.
