Should the City Council approve our request to form a Public Improvements District
encompassing Gateway Business Park, we are. prepared to immediately proceed with
implementing those items listed on the attached sheet.

Upon receipt of City Council's approval to initiate procedures to
form the Gateway Public Improvements District, Catellus
Development Corporation is prepared to proceed immediately
with the following:
1. Design and construction of Gateway Business Park
Phase IB infrastructure (street & utilities) for Gateway
Circle
Total Cost to Catellus: $1,412,871.00
2. Dedication of Freeport Parkway land and improvements
from Airline Drive south to 1-635 interchange
Improvements Construction Cost:$1,171,760.00
Dedicated Land Value: 811,209.00
Total Value of Dedication: $1,982,969.00
3. Construct Grapevine Creek Drop Structure
Total Cost: $550,000.00
4. Terminate proceedings to collect refund or credit from
City of Coppell for construction of oversized waterline
along Gateway Boulevard from Freeport Parkway to
approximately 1,000 feet east of Royal Lane.
Total Cost: $118,800.46
