As per our conversation today I am formally submitting the following concerns to thc
Park West Corr, merce Center Development on behalf of Santa Fe Pac~c Realty
Corporation: : ,
1. On the previous final pltxt for the Park West Commerce Center Development
(Former~ Gateway Park at Coppell) thc pee~o~ owner agreed to participate
in the proposed drop structure on Grapevine Creek. As one of the future
participants ~ the cost of tl',5,.~ struc?ure Santa We Pacific Realty is concerned
*.hat the City is aware of tl'~s ais~eement and that ~ppropriate measures are
taken to insure thc participation of all prope.r-~ owners affected by the
Grapev/ne Creek channe, ii~ation.
2. The storm sewer system bcgim~g at the ex/st:rog intersection of Freeport
Parkway and Southwestern Drive and contiau/ng cast along Southwestern
Drive is currently undersized and is plann;d to be improved as part of *.he
Park West Commerce Center Development. This port/on of Southwestern
Drive is l:eing drastically realigned which would poss~ly eliminate the exist/ng
100 year overflow for this system to Orape,.ine Creek. Per our recent
conversations wi*.h Mr, Don Davis, the engineer for the Park West Commerce
Center Development, it is our understanding that .Mr. Davis is eun'enfly irt the
process of design/ng th/s system to meet the current City. of Coppell standards.

We also understand that the. Cid, is working with Nix. Davis to allow the f:in~
design draw~gs to t~e completed as the final plat is being processed. We are
confident t~s issu~ will be resolved during t.his process. We do not have any
concern with thc previously discussed rcali~nment or abandonment of
Southwestern Drive. It is our/ment to document ti.is concern and to request
that the 'city address t.~ issue so that adequate storm sewer capacity is
provided for th/s area.
