Please make the following additions and/or corrections to the preliminary plat, as marked: 1) - The n~es and zoning of adjacent properties, n~es on record of owners of adjoining parcels. 2) - The location, widths and n~es of all existing and proposed streets, easements, fire lanes or other public ways within or adjacent to the tract. 3) - Existing and proposed zoning of the site and the surrounding properties. 4) - Topography of the site (intervals of 5 feet or less, referred to sea level datum). 5) - Per Floodplain Management Ordinance ~87390, (Art. 5, Sec. C, Item 4, Page 34), all subdivision proposals must have the following note placed on tke prelimina~ and final plats. The following information, as marked, is required 'to be contained in the preliminary_ engineering plans. 1) - Submit preliminary engineering plans. 2) - The plans shall show existing structures, utilities, sewers, water mains, culverts, power poles, telephone lines, gas lines, and other underground structures within the tract and immediately adjacent thereto with pipe sizes and locations. Provide dimension controls for all utilities and right-of-ways. 3) - On appropriate plans, provide a legend identifying the utilities, such as water, sewer, gas line, storm sewer ...etc 4) - Preliminary plans of proposed water distribution system . . sewage collection system . · . and their relation to'the existing utilities in the area, and to the Utility Master Plan. 5) - Provide a Drainage Area Map, covering two parts: a) show On-site Drainage Map, on a scale of 1"=20', 40', 50', etc. . .; with all details as required in the Subdivision Ordinance. b) show the Off-site Drainage Map, on. a scale of 1"=100', 200', etc'. Delineate the project's boundary on it, plus 't~e less detailed drainage system, to clearly demonstrate the affect of such activities, drainage outfalls, on the adjacent ./ properties and the Drainage Master Plan. 6) ~- If the applicant is requesting' any variance to the Subdivision Ordinance, he/she must submit a letter specifically outlining his respective requests. This letter shall be submitted along with corrected ~lan. 7) - Show the boundaries of the 100-year Floodplain and Floodway clearly on the preliminary and final plats. 8) - Ail above comments must be addressed, prior to staff's recommendation for approval of the preliminary plat and plans. 9) ~- Provide a .written response on all comments, with explanations provided on items not addressed as requested above.
