Dear Ms. Gonzales-Crisdo:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
~'1. Brick paver bands need to be located one foot inside the property line.
2. A driveway easement will be required for driveway located at the southeast comer along
Gateway Blvd.
3. All concrete paving to be on 6" of lime stabilized subgrad~ Also, 7" - 3000 PSI concrete
paving should be reinforced. ','.,' .~: ''~' ~ -- " ~ ' r :' '
~/4. Need drainage easement for a portion of Line B beginning at Lateral B-3.
-/5. Water meter vaults need to either be located in an easement or in the fight-of-way. Please
show any proposed easements on plat.
6. Provide roll down curbs for future ADA ramps at all driveways.
7. All water lines to be at a minimum depth of 42". This may require the water lines to go
under proposed storm sewer systems. Please indicate where this will happen on the plans.
8. The location of Exchange Circle appears to be located where an existing low point inlet is
located. Please provide an intersection detail showing how it will drain. Also, we need to
. talk about the proposed grade of Exchange Circle.
Provide a 40' radius for Exchange Circle and indicate it on the Exchange Circle paving
plans.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
