Halff Associates, Inc. 8616 Northwest Plaza Drive Dallas, Texas 75225 Gateway Business Park Block 2, Lot 1R (Havertys) Storm Drainage Plans Dear Ms. Gonzales-Criado The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. The proposed drainage system is located in a 20' underground drainage utility easement and rail reservation (Vol. 95136, Pg. 3876). Is this easement to be used as a railroad spur in the future. If so, this may create a problem with the proposed location at the storm sewer system. 2. The storm system located at the northwest corner of the development needs to be in an easement. 3. Storm Sewer Line B is a private drainage system. 4. The title sheet needs to indicate the legal description of the property (refer to the mark-up plans). There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review. The title sheet needs to indicate the legal description of the property (refer to the mark-up plans). 2. The proposed drainage channel is a private system. A note needs to be provided indicating the party who is responsible for maintaining the drainage channel. 3. The proposed 60" RCP connection in Freeport Pkwy. is not consistent with the Storm Sewer Master Plan submitted in 1992. Is there a revised storm sewer Master Plan for this site? 4. All pavement replacement must be doweled into existing pavement and in conformance with the City of Coppell's Standard Details. 5. Proposed bore must be a dry bore. 6. Specify the type of filter fabric to be used underneath the rock rip-rap. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
