Dear Lady and Gentlemen:
On February 19, 1992, Albert H. Halff Associates, Inc. submitted our application for the
referenced replat, along with the attached letter, to Ms. Taryon Bowman.
Within the letter, we informed Ms. Bowman that current negotiations with a prospective
tenant/user for Lot 1, Block 2D could require adjustments to the east lot line and the
south lot line, in order to meet the needs of the client. Adjustments to the south lot line
would require a minor shifting of the proposed Southwestern Drive and revisions to the
construction drawings. Specifically, the lot dimension and the location of Southwestern
Drive may be required to shift either northward or southward by as much as forty (40)
feet. Any revision in location will be parallel to the property lines and rights-of-way lines
shown on the current replat drawing, except that the location of the intersection of
Southwestern Drive at Freeport Parkway will not change. Should the referenced property
line and street rights-of-way line relocations be required prior to final filing of replat, we
request approval to make this adjustment to the replat without delaying the replatfing
approval process. We request that this be granted as a condition, variance or note to our
replat.
Ms. Bowman has informed us that it is her opinion that neither the Planning and Zoning
Commission nor City Council has the right to grant this condition. However, we feel that
this condition may be granted and we further feel that the precedent was set when
Prentiss Properties' replat of Park West Commerce Center was initially accepted with a
110' right-of-way for their major roadway with the condition that it would be downsized
to 90' if Prentiss was successful in obtaining approval of roadway reduction from six-lane

divided to four-lane divided. The roadway sizing was adjusted and Prentiss' subsequent
drawings reflect the 90' right-of-way.

Replat - Block 2 and Construction Drawings
Dear Ms. Bowman:
On behalf of our client Catellus Development Corporation, please find attached one
copy of the City of Coppell Subdivision application, fifteen (15) folded copies of the above
referenced replat, three (3) 8..1/2" x 11" copies of the replat and a check in the amount of
$455.00 for the replat fee.
Also please find attached four (4) blueline sets of the construction drawings.
The above items are su :,mitted for the City of Coppell's approval. We would request
that the replat be placed on the March 19 Planning Commission Meeting Agenda and the
April 14 City Council Meeting Agenda for approval.
Please note that Catellus Development Corporation is currently in negotiations with
a user for Lot 1, Block 2D. As these negotiations proceed the exact size of this lot may
require adjustments to both the east lot line and the south lot line. In the case of the south
lot line, adjustments would be required to the proposed Southwestern Drive Construction
Drawings. We wish to bring this to your attention as a possibility in order that if
adjustments are required during the review and approval process the process may continue
on schedule.
