10' SANITARY SEWER EASEMENT
BEING a tract of land in the S.A.&M.G. Railroad Survey, Abstract No. 1439, Dallas County,
Texas and being part of Block 1, Gateway Business Park, an addition to the City of Coppell,
recorded in Volume 90138, Page 4289 of the Plat Records of Dallas County, Texas and
being more particularly descn'bed as follows:
COMMENCING at the intersection of the noah right-of-way line of Gateway Boulevard (92
feet wide) and the west line of Freeport Parkway (95 feet wide), said point being the most
southwesterly point of curvature of a circular curve to the left having a radius of 30.00 feet,
whose radius bears North 01 degrees 49 minutes 46 seconds East;
THENCE Southeasterly and northeasterly, along said north line and along said circular
curve, an arc distance of 5.02 feet through a central angle of 9 degrees 35 minutes 39
seconds to a point for a comer;
THENCE North 01 degrees 49 minutes 46 seconds East, along the west line of T.P.&L.
Electric Easement (40 feet wide) as filed for record in Volume 71180, Page 401 of the Deed
Records of Dallas County, Texas, said line being 25 feet west of and parallel to the west line
of said Freeport Parkway, a distance of 19.58 feet to the POINT OF BEGINNING, said
point being the intersection of the west line of said 40 foot easement and the noah line of
a 20 foot utility easement (filed for record in Volume 90138, Page 4289 of said Plat
Records), said noah line being 20 feet noah and parallel to the said noah line of Gateway
Boulevard;
THENCE Noah 88 degrees 10 minutes 14 seconds West, along said north line, a distance
of 10.00 feet to a point for a comer;
THENCE North 01 degrees 49 minutes 46 seconds East, departing said north line, a
distance of 320.00 feet to a point for a comer;
THENCE South 88 degrees 10 minutes 14 seconds East, a distance of 10.00 feet to a point
for a comer on the west line of said 40 foot T.P.&L. easement;
THENCE South 01 degrees 49 minutes 46 seconds West, along said west line, a distance of
320.00 feet to the POINT OF BEGINNING AND CONTAINING 3,200 square feet or

Attachment 'A'
Notwithstanding the foregoing Catellus Development Corporation, reserves for themselves
their successors and assigns the fight to use the surface of said easement for installing
landscaping and irrigation systems, for the parking of vehicles (except that parking shall not
be authorized in any designated fire lanes) for the passage of pedestrian and vehicular traffic
and maintain paving on the sUrface of said easement for the purpose of such reserved uses.
