RE: Replat of Lot 3 Gateway Business Park
Dear Mr. Bwan:
This letter is w~itten as a follow-up to our telephone conversations and to a letter faxed to my office
by Robert E. McCann III in reference to the replat of Lot 3 Gateway Business Park. It is my
understanding that you currently do not have approval to construct the building as shovm on your
site plan and construction plans provided to this office. As such, you are requesting that the City
sign the replat of Lot 3 into Lots 3a, 3b, and 3c so that a land sale to Have~"s can be completed.
To sign the plat, you are also requesting that the payment of impact fees be delayed until a later
date. As stated in our telephone conversation, the construction plans are being sent back to Halff
and Associates unreviewed. The City will sign the plat without payment of impact fees at this time.
Please be advised that once the construction plans are resubmitted with detailed building and meter
sizes, fees will be calculated and required to be paid prior to review of the construction plans. Your
letter requested the delay of the impact fees until the request for a building permit. But again, we
will require thc paymcnt of thc impact fees at such time as the constmc, tion plans arc resubmitted.

RE: Replat of Lot 3 of Gateway Business Park
Dear Mr. Griffin:
This letter is confirming our conversation yesterday in regards to facilitating the signing
of Replat of Lot 3 into Lots 3A, 3B, & 3C. The replatting is necessary to complete our
land sale to Haverty's. The replat has established the lot lines in a manner that ensures
that our remaining lots are developable, and facilitate the condemnation of a section of
Exchange Circle which is neccssaD: for Haverty's proposed expansion plans.
We respectfully request that the plat be signed and recorded now and that we be allowed
to delay paying impact fees required for Lot 3B until issuance or submittal of a building
permit since we currently have development of this lot on hold pending some current
build-to-suit opportunities under discussion.

land at the northwest comer of Gateway Boulevard. and Freeport Parkway. This requires the replat m be
filed. In order for the City of Coppell to release this replat, impact fees need to be calculated and paid.

3. The total building square footage is 143,720.
4. The building is 100% warehouse.
