Halff Associates 8616 Northwest Plaza Dr. Dallas, TX 75225 ' RE: Proposed Dividend Drive Coppell Gateway P.I.D., Project//ST 9802 Dear Mr. Acker: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. Given that they are not required, please indicate on the plans that all medians along Dividend Drive will be maintained by the property owner's association. 2. Per the Subdivision Ordinance, the maximum median opening width is 120'. This may affect the location of future driveways. 3. For the medians as shown, use a Type I nose with brick pavers per City Standards. 4. For the driveway off of Dividend Drive serving the proposed firelane, right-ram radii need to be a minimum of 30'. 5. Please consider providing conduit under paving to the median for irrigation and to supply power to street lights. Contact T.U. Electric regarding the need for and location of street lights. Pedestal construction may need to be coordinated or included with this project. 6. Provide a detail for how the barricades will be installed at the end of Dividend Drive. 7. The detail for traffic buttons has changed. This detail for the left-turn lane should be double 4-inch white, reflective buttons, on 30-inch centers. 8. Please provide some information regarding the construction of the brick pavers. Will the paving contractor construct the paver base, or will the contract end at the construction joints? 9. Regarding drainage of the property to the east of Dividend Drive, an inlet should be considered. 10. Please refer to the Water Line Plan for comments regarding valves. 11. The sanitary sewer moles proposed need to be increased to 5' diameter manholes. There are various other minor comments throughout the plans.
