HISTORY: There is no previous platting history on the property.
TRANSPORTATION: Freeport Parkway is C4D/6 four-lane divided thoroughfare within
a 95'-wide right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
freeway commercial uses.
DISCUSSION: The planning staff has reviewed the proposed site plan for compliance
with landscaping, parking and building coverage requirements of the
zoning ordinance. The area tabulations on the landscape plan reveal a
shortfall of approximately 12,000 square feet of total required landscaping
area. This can be corrected by adding 14,000 square feet of land to the
site and reducing the area of the common space adjoining on the north, or
by reducing the vehicular pavement by approximately 11,000 square feet.
In reviewing the building elevations, staff notes that the most dominant
materials are the concrete tilt-wall painted white and the blue tinted glass.
The standing seam roof will match the window and curtain wall mullions.
Both are anodized aluminum with a clear finish which will result in a
silvery appearance. Staff has requested that the applicant furnish
information concerning the type of parking lot light fixtures and standards
to be used.
In reviewing the monument sign detail, staff notes that the City requires
that the sign be solid from the ground up. Staff also suggests that the
monument sign be two-sided.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval with the following conditions:
1) That the amount of total landscaping be increased to comply with
Section 34 of the Zoning Ordinance.
2) Submission of information regarding parking lot light fixtures and
standards.
3) That the monument sign be mounted on a concrete monolith with
the same surface as that of the building, that the monolith be no
higher than the 6-foot height shown on the detail submitted, that
the width be no greater than 10 feet, and that a second 4' x 8'
panel be mounted on the opposite side of the monolith to provide
identification for both northbound and southbound Freeport
Parkway.
(4) Provision of a note for the maintenance of the Grapevine Creek
floodplain (See Engineering Comments).
(5) Show floodplain line and label as floodplain easement (See
Engineering Comments).
