HISTORY: The northern portion of Lot 3A previously was platted to
accommodate a day nursery. City Council approved the earlier
replat on October 11, 1994.
TRANSPORTATION: MacArthur Blvd. is a P6D, six-lane divided thoroughfare built in
a 110-foot r.o.w.; Sandy Lake Rd. is a C4D/6, four-lane divided
in a six-lane divided r.o.w, of 110 feet in width.

COMPREHENSIVE PLAN: The Comprehensive Plan shows this area to be
utilized for commercial uses.
DISCUSSION: The changes proposed by this replat are relatively minor. Kroger
has agreed to purchase the site formerly replatted for the Lakeside
Village Academy (Lot 3A), but they need additional land to
accommodate the facility they plan to construct. The replat
proposal currently under consideration moves the lot line between
Lot 3A and Lot 3B approximately 130 feet farther south, provides
a 24'-wide access easement from the fire lane on Lot 3A to LOt 3B
and a 15'-wide access easement alongside the west line of LOt 3B.
Kroger agrees to combine LOt 3A with the property to the west
and submit a site plan for a supermarket on the combined property
in connection with a replat of all the property they own at this
location.
RECOMMENDATION: Staff recommends approval of this replat.
