ITEM: Lakeside Village Addition. Replat of part of Lots 2 and 3, to allow the
operation of Lakeside Village Academy, a day care center on Lot 3-A,
located at the northwest comer of Sandy Lake Road and MacArthur
Blvd., at the request of The Nelson Corporation.

1. Previously. the City had asked that the medians bc shown on thc plat. They arc now
shown; however, it is noted that a left turn lane is not provided for your northern
driveway. As per the Subdivision Regulations. you will be required to construct the left
turn lane to services the northern driveway.
2. The 24 foot fire lane on thc northern side of Lot 3-A should also be designated as an
access easement and utility easement.
3. The 30 foot fire lane on thc north side of Lot 3-B should be designated as a fire
lane/access easement.
4. As discussed with your Engineer. you will be required to construct the sewer line from
MacArthur Blvd. to your western property line along the northern side of this property.
Construction plans will be required.
5. The City recommends that you provide additional covered drop off area tbr at least two
or three vehicles so that the queue of the vehicles does not get into MacArthur during
inclement weather on a peak morning hour.
6. Your drive approach on the north side should be a minimum of 30 tbot wide and the
additional six feet coming off of the northern end to more closely align with the 24 foot
fire lane on the north side of this site. This is to insure that a large vehicle could
adequately use this opening. This will most likely necessitate the loss of one or more
parking spaces near the dumpster.
7. Escrow will be required for Sandy Lake Road.
8. It is very likely that when the property to the west of this tract of land develops there
will be some type of shared driveways along Sandy Lake Road. Therefore. there should

be a minimum 25 foot wide access easement dedicated on Lot 3-B that would connect
from Sandy Lake Road back to the western property line. The actual location will need
to be worked out with'the property owner to the west.
9. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug
Steven at 393-1016 to obtain additional information.
