RE: Engineering Comments for June 30th and July 7th, 1994 DRC

1. Jefferson at Riverchase, Preliminary Plat, located east of MacArthur Blvd. and
approximately 400 feet north of Riverchase Drive, at the request of The Nelson
Corporation.
1. The proposed floodplain, after reclamation, should be shown on the preliminary plat.
2. The City still has a concern about the affect this development will have on traffic.
3. You should reconsider the internal circulation for this site by possibly considering
a loop road that will have a section parallel to the southern boundary.
4. The 36" RCP encroaching into the 130' TP&L right-of-way will need approval from
Texas Utilities prior to construction. It is my understanding that Texas Utilities will
not allow encroachments into the right-of-way.
5. The controlled access gate on the northern driveway should be a minimum of 60'
behind the back of the curb.
6. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug
Stevens at 393-1016 to obtain additional information.
7. All required off-site easements should be shown on the face of the plat along with
a volume and page number.
2. Lakeside Village Addition, Replat of Lot 3, to allow the use of a day care center on
Lot 3-B, located at the northwest corner of Sandy Lake Road and MacArthur Blvd.,
at the request of The Nelson Corporation.
1. The standard floodplain note should be shown on the face of the plat.
2. Any easements to be abandoned with this plat should be shown on the face of this
plat and labeled "to be abandoned".

3. The right-of-way for both Sandy Lake Road and MacArthur Blvd. should be a
minimum of 55' from center line.
4. Escrow in the amount of $160.00 per adjacent front foot will be required for the
section of the plat adjacent to Sandy Lake Road.
5. The existing medians in MacArthur Blvd. should be shown on the face of the plat.
6. It appears as though a portion of the original Lot 3 is not being included in this
replat. Will they be required to also replat Lot 2 at this time to correct that
problem?
3. S-1083, to change the zoning from SF-9 to SF-9, S.U.P., to allow the use of a day
care center, located in Northlake Woodlands #10, Phase B, Lot 25, Block 14, at the
request of Bill Troth, owner.
1. This plan should be provided on standard 24"x36" paper.
2. There is no median in MacArthur Blvd. to align with the proposed entrance to the
site. Therefore, people entering the site from the south or exiting the site to go north
will be required to make U-turns in MacArthur Blvd. This could create a traffic
problem.
3. I am very concerned about the proximity of this driveway to the existing alley
immediately north and adjacent to this site. The alley connects to MacArthur Blvd.
Every attempt should be made to create the maximum spacing possible between the
proposed driveway and the existing alley to the north and proposed Condor Street
to the south. As part of this development, the applicant should explore the
possibility of working with the subdivision to the north to abandon the alley
connection to MacArthur Blvd. The width of the proposed driveways should be
evaluated. As per the Fire Department, the minimum entrance should be 24'.
However, you may wish to explore the possibility of making the exit driveway
narrower.
4. I am very concerned about the availability of adequate parking on this site. If there
is any backup in the mornings by people trying to find parking spaces it is very
conceivable that traffic will stack out into MacArthur Blvd. This could create a
tremendous traffic burden on MacArthur Blvd. which already experiences a heavy
south bound traffic flow in the morning.
5. The proposed Condor Street to the south and the distance from that street should be
shown on this plan.
6. The proposed alleys around the east and part of the south side of this plan as
proposed by Northlake Woodlands East 10B should be shown.
