Cates & Associates 14200 Midway Rd., Suite 122 Dallas, Texas 75234 Re: Lakeside Village Preliminary Plat Coppell, Texas Gentlemen: We have reviewed the above plat for compliance with City of Coppell standards and requirements. We are recommending that this item be placed on the Planning and Zoning agenda. The following points, however, must be addressed prior to place- ment on the City Council agenda: 1. Please provide sidewalk along MacArthur Boulevard. A five-foot easement or dedication may be advisable. 2. Please provide additional right-of-way per subdivision ordinance along MacArthur Boulevard and Sandy Lake Road for right-turn lanes. This may require revision to building lines. 3. The design storm intensity of 5.75 in./hr, appears inadequate. Please consider THD Bulletin 40 and City of Dallas criteria. 4. Please show points of discharge and design runoff at outlets. Please note a discrepancy of drainage areas between plat and storm sewer plans for MacArthur Boulevard. 5. Please give details of proposed lake and maintenance requirements. 6. Proposed development must conform to City of Coppell Streetscape Plan. Please provide preliminary plan of landscaping treatment. Please feel free to contact me concerning the above.
