The City of Coppell has reviewed the referenced plans and has the following comments to
offer:

On all sheets, show construction of a left turn lane from southbound Freeport Parkway
into Dividend Drive.
Change "Preliminary Plat" to "Final Plat."
The minimum driveway spacing for a 35mph roadway is 100'.
Please note on the plans that the paving treatment in Dividend Drive 'will be maintained
by the property owners association via a right-of-way use agreement..
Reference the variance request letter in your concrete design legend.
All storm drain pipe size changes require a concrete collar.
Provide a 20'x20' easement around each fire vault.
All fire hydrant locations need to be approved by the City Fire Marshall, Travis
Crump. He can be reached at (972)304-3503.
Provide a storm drain manhole at the location specified on the marked plans.
