Texas 75019 RE: Lakeside Village Phase II, Kroger Stl:)re JBM No. 94-892.00 Dear Mr. Griffin: On Nov. 7, 1995 I met with Mike Martin of your office to review his comments from the 2nd review of the referenced project. Enclosed is one set of revised plans, along with the marked up comment set. The comments on the marked up set, along with comments from my meeting with Mr. Martin, are addressed below,'. We have reviewed once again the drainage downstream on MacArthur Blvd. My understanding was that we were to attempt to restrict runoff from the 100 year storm to the capacity of the existing 21" pipe in MacArthur. The plans for this system indicate that it has a capacity of I 1 cfs. We have regraded part of the site, and directed more of the water back to the west, resulting in a discharge of 11.8 cfs for the 100 year event. We have revised the grading plan and the drainage area map to reflect these changes. The proposed sidewalk along MacArthur has been revised to 5 feet wide. We have removed the landscaping, irrigation, screening fence and site lighting t?om these plans to reflect the scope of your approval. We will submit these items to Building Inspections for their review. However. some or all of these items may well be in the site contractors scope of work We have added a note indicating that all pavement in MacArthur will be 7" thick and will have a 6" flexbase subgrade. We have showed the proposed brick pavers on Sandy Lake to be installed at this time I have been in contact with both Radv Engineers and Sverdrup Corp. with regard to the future improvements to Sandy Lake. Based on those conversations, I continue to believe that there is a three to four foot cut proposed in Sandy Lake Road. Our proposed driveway will accommodate both existing and fi;ture grades in Sandy Lake It appears, however: that the brick payers we propose will likely need to be replaced when Sandy Lake is improved Please keep in mind that The Kroger Co. will expect the City of Coppell to absorb all costs associated with removal and replacement of the driveways to accommodate the Sandy Lake improvemelus. No,'. 17. 1995 IB, M Page 2 We have revised the location of the detector check vault to avoid conflict with the underground telephone line. We have also placed a utility easement around the vault. Modifications to the improvements in MacArthur include revision of handicap ramps to concrete instead of brick pavers, and revision of striping at the entrance. We did not indicate concrete at the nose of the median because it was not done at other median openings along MacAa-thur. We have revised the Detail - B sheet to indicate that the paving details shown are for the site only. Coppell standard details will prevail in street right-of-way. The typical curb has been modified to reflect concrete pavement, and again, is for site use only. Based on our soils report, we continue to call for a scarified, compacted subgrade, without the use of lime or cement stabilization. We have added a note to the grading plan indicating that fill from off site must be engineered fill, so that lime will not be necessao-. As you may know-, we have also revised the fire lane at the west side of the building to reflect changes in the architect's plans. The Fire Chi&and Ga~r Sieb are aware of these changes as they relate to the SUP. approved by council. Finally, various miscellaneous revisions have been made. such as the addition of striping for the handicap accessible route to MacArthur, and relocation of the sewer service.
