Dear Mr. lones:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Show the legal platted name for the property on the cover sheet.
2. The following comments are regarding the one-way median opening off of Royal Lane:
make certain that this median opening can accommodate a semi track turning into the
property; the median nose should have brick pavers; verify and provide some detail for
construction of this median opening with the existing SS manhole.
3. Please provide 8' brick paver bands at the two entrances off of Royal Lane per the City
Streetscape Plan.
4. Indicate quantities of all curb cuts and removal.
5. Please construct a left mm lane as per the city's detail for the northern entrance off of
Royal Lane.
6. Provide a traffic control plan for the construction of the left-mm lanes and driveways.
7. Construct barrier-free ramps where drives meet Royal Lane.
8. The existing paving on Royal Lane is concrete, not asphalt.
9. Provide a paving design that meets the requirements of the City Subdivision Ordinance.
This can be shown on the paving plan.
10. Make sure that all parking spaces meet the minimum required dimensions of 9'x19' per
the City Zoning Ordinance.
11. Refer to the City of Coppell Standards for Construction for all applicable details (e.g.
drainage structures, headwalls, paving design, barrier-free ramps, etc.).
12. Provide erosion control for all drainage outlet structures.
13. Provide hydraulic data confirming that the proposed 6' flume can handle the 21.87cfs
open channel flow. Also, what will the velocity be during peak flow? Is the location of
the flume with respect to parking and the main entrance to the offices potentially
dangerous during heavy rain events? Delineate the limits of ponding, if any, during a
100-year storm.
14. Explain/confirm the apparent discrepancy between runoff coefficients in the hydraulic
calculations.
15. All fire hydrant locations must be approved by the City Fire Marshal, Travis Cramp. He
can be reached at (972) 304-3503.
16. All utility connections requiring going under existing concrete paving will be made via
dry bore.
17. Provide 20'x20' utility easements for the fire vaults/meters. Show these easements on
plat and utility plan.
18. Provide some detail on the paving plan for construction and saw joint locations and
materials. Joints are to be sealed with silicone sealant.
19. There is an apparent discrepancy between the site plan and the paving plan as to the
paving dimensions in the fire lane. Clarify and show all paving dimensions on the paving,
plan.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these morked plans and two sets of revised plans to the City for
