Dear Mr. Wouters:
Per your request, the following is a utility availability letter for Lam Lee Development
site located along the east side of Royal Lane, immediately north of Cottonwood Creek.
· Water: A 12" water line is located in the center median of Royal Lane adjacent to the
property.
· Sanitary Sewer: A 10" sanitary sewer line running south is located in the center
median of Royal Lane adjacent to the property. A 12" sanitary sewer line located in
the southern portion of the site runs to the east and increases in size to a 15" at a
manhole located on the property.
· Storm Drain: A 90" RCP is located in the east right-of-way of Royal Lane nmning
south to Cottonwood Creek. A 30" RCP is located along the east property line of the
site running south to Cottonwood Creek. The engineer will be required to drain the
property as per the drainage area map for this site.
As always, in the development of this property the engineer should determine whether the
utilities available to this site are adequate to service this site or if additional pumping and/or
storage facilities are necessary for fire protection.
