Box 478 Coppell, Texas 75019 September 13, 1995 Mr. John Robinson Lone Star Country Club 1849 East Belt Line Road Coppell, Texas 75019 RE: Property adjacent to Lone Star Country Club on East Belt Line Road Dear Mr. Robinson: On Friday, September 8, 1995 a meeting was held regarding potential development on the property adjacent to the Lone Star Country Club located on East Belt Line Road. Those attending the meeting were Ken Thones, Steve Fernberg, Johnny Thompson, Jeff Jones, Fire Marshal and myself. There were questions asked at this meeting in which I was unable to answer at that time. Listed below are responses to the questions that were asked: 1. Jerry Ragsdale, with Republic Property Group Inc., is the contact person for the Riverchase Development and he can be reached at 373-6666. 2. Gary Sieb, Director of Planning, stated that a recreational use would be classified as a commercial amusement, outdoor use and would require a Special Use Permit (SUP). 3. Enclosed are floodplain maps dated April 15, 1995, October 16, 1991 & February 15, 1984. 4. Ken Griffin, Asst. City Manager/City Engineer said the developer of the property would be responsible for upgrading the road to meet City standards if it is right-of- way or a driveway for a parking lot. In regards to realigning Ledbetter to the west side of the Lone Star Gas easement, he stated that the City would recommend that the road and/or driveway be relocated to provide for a safer entry point to the site. This would require coordination with the property owners on the north side of Belt Line Road to move the existing median opening further west. 5. Before a building permit can be issued the property must be platted. 6. Before a plat can be approved for a building permit, a flood study needs to be performed showing that the effects of the development will meet FEMA's and the City's requirements.
