Dear Ken,
Thank you for taking the time to review our second submittal of the
final plat and engineering plans for the referenced tract of land.
Your review was not only thorough but also was done in a very timely
manner. On behalf of our client, we appreciate your effort. The
review of their plans is for the release of tract "A" only. No work
shall be done on tract "B" until the plans are approved by you and
your staff. The changes to these plans have been outlined below to
help expedite your final review· In addition to these changes, the
plans have been sealed by a professional engineer in the state of
Texas To avoid confusion between tract "A" and tract "B" the
improvement plans associated with tract "B" have either been pulled
from the set of plans or have been identified as "not in this
contract."
Also, during our preconstruction meeting, this issue was addressed
thoroughly and each contractor is aware that these improvements are
limited to tract "A" at this time.
Please find below an itemized listing of all changes to these plans:
1. ) Top of manhole elevations have been shown as requested.
2. ) The street section has been revised along with the capacity
calculations.
3.) Alley E is in Phase II and will be addressed at a later date·
4. ) A note has been added to the plans indicating that the 30 inch
sanitary sewer line relocation is still unresolved·
5. ) The hydraulic grade line of all storm sewer systems begin at the
100 year water surface elevation.
6. ) All information regarding the pilot channel will be addressed
with the phase II plans.

7.) The top of creek banks will be sodded as requested and not
seeded.
8.) Extending the storm sewer system beyond the limits shown will be
difficult to do as the pipe will be out of the ground. Filling
above the pipe will result in filling within the floodplain
illegally.
9.) All positive overflow swale will remain in place throughout
construction and should be maintained by the builder and
homeowner to prevent potential flooding in the event the storm
sewer facilities fail.
