We appreciate your thorough review of this Final Plat and have prepared an itemized listing which responds to each of the issues raised by the Architectural Review Committee. The changes to this exhibit are as follows: la) A note has been added at the top right hand corner of this exhibit indicating that the 15 foot access easement along Lots 1-14, Block D, shall be accessible by the Lakes of Coppell Home Owners Association. lb) The 15 foot landscape easement along'the North line of Lots 1- 14 Block D has been revised to be a 15 foot landscape and access easement. lc) The rear yard fences along lots 1-15, Blo_ck D will be wrought iron fences 4 feet in height as already agreed upon. ld) The fence along the North line of the proposed school site shall be wrought iron with brick columns as already agreed upon. Street landscaping and site irrigation will be provided along Oakwood Lane in accordance with "The Lakes of Coppell Design Guidelines". Sidewalks will be constructed on both sides of Oakwood Lane. The developer will be responsible for constructing the sidewalks along the South line of Oakwood Lane, and the builders will be responsible for the sidewalks along the front of each yard facing Oakwood Lane, Lots 1-5, Block B. The developer is willing to enter into an agreement with the Homeowners association accepting responsibility of all landscaping and irrigation improvement for a period not longer than one year after City acceptance of this subdivision. Anderson October 5, 1992 Page Two le) Ail improvements along MacArthur Boulevard have been designed in accordance with the Lakes of Coppell Homeowners design guidelines. The fence will be similar to that fence along MacArthur Boulevard. lf) See note id for our response to this issue. lg) No driveways will be constructed along MacArthur Boulevard or Village Parkway. Ih) The fence setback on all corner lots shall be ten feet as requested. All corner lots already have 15 foot setbacks which will accommodate this request. ii) I have contacted Glenn Fabian with TU Electric regarding your request to relocate the transfer easement'in front of Lot 9, Block A and Lot 12, Block D. Mr. Fabian is able and willing to relocate the transformer on Lot 9, Block A, but is unable to move the one on Lot 12, Block D. lj) Once the landscaping plans and Engineering have been approved by the City Engineer and the Coppell MUD District, a set will be forwarded to you for your review. A geotechnical report has been prepared by ALPHA Testing, Inc. In their repqrt, they have made recommendations for providing suitable pad sites for the construction of new homes. Their recommendations are currently being implemented by Brazos Valley Contracting Company, the grading and excavation contractor for ~his project. Upon completion of this work, the geotechnical engineering will be providing the developer and engineer a certified letter stating that all work is in conformance with the FHA "79g" requirements. A copy of the "79g" letter will be provided to you after the subdivision has been completed. lk) The landscape easement along the lake system will be sodded. Each individual lot owner will be required to irrigate these areas. 11) The top of wall along the proposed lake system has already been designed to be at or .above the 100 year water surface elevation. This requirement was made by the home owners association earlier and has been taken into account with our design. Mr. Walter L. Anderson October 5, 1992 Page Three lm) TU Electric, Coppell MUD #1, and the City of Coppell are currently proceeding with the abandonment, of unnecessary- easements within this addition. These easements will be abandoned by separate instrument which will be done prior to the recording of this plat. Therefore, these easements will not be shown of this exhibit as it generally "Clutters" up the title work when each lot is sold to a builder or homeowner. in) See note ii for comment. lo) A detail of the 30'x30' visibility easement already exists on this exhibit and have also been shown at all street intersection. lp) Lots 19 through 25 of Block D have been designed to accommodate the necessary building pad for each of the respective builders. The lots were designed to maximize the buildable area without the loss of any more lots. lq) The 15 foot landscape easement has been shown along Teal Lane near the entrance to this addition.
