COMMENT STATUS· /pRELIMINARY
Preliminary Plat
1. Provide minimum f'mish floor elevations for each building on Block 1, Lot 1. The
minimum f~nish floor to be 2' about the 100-year flood elevation.
2. Label easement adjacent to MacArthur Blvd.
3. Show sight visibility triangle easements at all ingress/egress points as per the City
Ordinance.
4. The 20' water easement shown through Block 1, Lot I is not needled since it will be a
private line. Provide a 10'x10' easement for the detector chec~ vaults adjacent to
MacArthur Blvd. Also, wastewater access devices and water meters for each lot need
to be located in either the right-of-way or an easement.
5. The word "plat" in the title block is misspelled.
6. Water, sewer & roadway impact fees will be required.
7. Show turning radius for fire lane in Block 1, Lot 1.
8. Deceleration lanes will be required to service the access between
