Unzicker, Schnurbusch Associates 8700 Stemmons Freeway, Suite 400 Dallas, TX 75247 RE: Lakewood Estates Dear Mr. Schnurbusch: The City of' Coppell has reviewed the construction plans for the referenced subdivision and have the following comments to offer: 1) No horizontal curves should be constructed in the sanitary sewer. If horizontal curves are approved, the minimum radius will be 850 feet. 2) You should check with the Fire Department on the location of the fire hydrant in the cul-de-sac on Tealwood Drive. 3) On Sheet 4 , notice the locations where manholes should be used in lieu of cleanouts. Also, according to the Wastewater Master Plan, all sections of the existing 27" within or adjacent to the subdivision should be upsized to 30". 4) On Sheet 5, the top of manhole elevations should be provided for all manholes, the manhole spacing on Line S4 exceeds 500 foot and concrete encasement should be provided as shown. 5) On Sheet 7, notice the three locations where inlets should be installed in the alleys. 6) You should reevaluate your drawing for the street cross section and the street capacity for the 28 foot BC-BC street. Your capacity calculations are incorrect. 7) On Sheet 8, please respond as to how you calculated the start of the hydraulic grade line. Just to assume that it will start at the inside top of pipe is inadequate. You should calculate what the water surface will be when this site peaks or you should use the 50 year water surface elevation. 8) A letter of permission will be required from adjacent property owners for the offsite grading for the drainage systems. 9) An Erosion Control Plan should be provided with this set of construction plans for all ouffalls and any other locations where erosion may occur. 10) Ail pertinent hydraulic and drainage information should be provided for the proposed pilot channel. l l) Please respond as to who will have the maintenance responsibility for the proposed earthen channel. Letter to Mr. David Schnurbusch, P.E. September 1, 1992 Page 2 12) The top of the bank should be sodded not seeded. Please comment as to why the proposed retaining wall stops short of the top of the bank. Provide more information as to the materials to be used for the construction of the retaining wall. 13) Ali streets that intersect either MacArthur Boulevard or Village Parkway should be constructed with a 30 foot curb return radius. 14) All alley curb return radius should be 15 foot not 9 1/2 foot as shown. 15) A memo has previously been forwarded to this office concerning the school filling their property so that it will drain onto this site. Please be advised that you are changing the existing contours and you are filling the property, thereby, creating the potential standing water problem on the school property. Therefore, you should contact the school about filling their site and also you should be prepared to install a drainage system to collect the water damned up on the school site if a solution can not be worked out between yourself and the school. 16) The grade between Lots 3 and 4, Block C is too flat. You should check the grades between all lots and try to maintain a one to two percent grade. 17) Please comment as to how you will obtain a positive overflow on Basilwood Drive at the low point inlet between Lots 7 and 8 of Block A. Also, please notice that your drainage easement is shown in the wrong place. This could affect the construction of a house on Lot 6, Block A. Your drainage easements are also shown incorrectly on Sheet 25. There are various other minor comments throughout the plans that should also be addressed. Once these changes have been made, this check set and a revised set of plans should be submitted to the City of Coppell for a second review.
