Village Parkway.
SIZE OF AREA: 42.4 Acres, containing 145 single-family lots.
REQUEST: Approval of a final plat of Lakewood Estates.

HISTORY: This property was rezoned from MF-2 to SF-7 approximately one
year ago.
TRANSPORTATION:
Village Parkway is a local street contained within a 60 foot right-of-
way serving this development. It extends into MacArthur Boulevard,
a divided, major thoroughfare contained within a 100 foot right-of-
way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows medium to high density residential.
ANALYSIS: This is the final plat on Lakewood Estates, and is recommended for
approval with the following conditions:
1) add "FINAL PLAT" to document
2) add "VILLAGE" before Parkway Pump Station
3) no alleys on Lots 1-39, Block D, Lots 1-13, Block A
4) provision of 10 foot utility easement at the front of lots not
having alleys
5) description on plat of flood plain in Block D
6) note wall and landscaped area adjacent to
MacArthur Boulevard
7) 10 foot easement on Lot 51, Block D
8) utility cross easements of 5 feet on Lot 3, Block G,
Lots 7 and 8, Block C
9) appropriate easement, if required, (either 5 or 10 foot) adjacent
to school property
