Dear Ken:
Several weeks ago I met with you to discuss several issues
regarding the referenced development. One issue which we
discussed and which may need your assistance is resolving a
grading issue along the South line of tract "A" (see attached
Preliminary Plat) and the North line of the proposed school site
(now under construction).
As you may recall, we are required to set a minimum grade along
the lake area of this tract an order to provide protection from
the 100 year flood. As a result, we are having to raise our site
along the South line of this tract so that adequate drainage can
be provided. I have obtained a copy of the grading and drainage
plans from the architect of the school site which depicts their
proposed grading plan along our common boundary line. Our
concern is that a sag condition will be created when we raise the
street grade in this area. This sag condition will have no
drainage system to collect the ponding water.
I propose that the school adjust their grading plan to help
accommodate their neighbors to the North. I have shaded in the
area where I think, with a minimum amount of work, they could get
their site to drain adequately into the existing street system.
Most of the drainage which needs to be collected is within a
"field" or "open space" area and will not increase the discharge
by any significant amount.
By writing this letter, I am requesting that before the school
site is issued a Certificate of Occupancy this issue be resolved,
with your assistance. I will be more than happy to meet with you
and the school's representative, at your request.
