LOCATION: Along the east side of MacArthur Boulevard, south of
Parkway Boulevard, and along the east and west side of
Village Parkway.
SIZE OF AREA: 42.37 Acres, containing a total of 148 single-family (SF-7]
lots.
REQUEST: Approval of a preliminary plat.

HISTORY: There has been no recent subdivision activity on this
parcel, although a preliminary plat was submitted with an
earlier zoning case, (see Case #ZC-536) and was denied
without prejudice by Planning Commission.
TRANSPORTATION:
MacArthur Boulevard is a major {P6D) thoroughfare built to
standard: Village Parkway is a two-lane residential type
street constructed in a 60 foot right-of-way.

ANALYSIS: In that this plat reflects the same street pattern,
density, and lot dimensions of zoning case ZC-536, and the
fact that staff has recommended approval of that zoning
request, we offer no objection to granting the preliminary
plat provided:
homeowners association maintains all common areas
extention of utility lines be bored under
existing rights-of-way, easements, etc., rather than
cutting through existing improvements
lot 26, block D be granted relief from the minimum
depth requirement
lots 1-17, block A and lots 1-40, Block B not be
required to provide alley access.
ALTERNATIVES: 1) Approve the preliminary plat 2) Deny the preliminary plat
3) Modify the preliminary plat
