RE: First Construction Review Comments for City Garage Addition
Dear Mr. Vilbig:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide a plat of the property and cover sheet with the next step of review plans.
2. On the site plan, provide the paving and subgrade design.
3. Provide paving plans for the deceleration lane showing striping and signage for the lane.
4. On the grading plan, coordinate with the adjacent property owner to the south relating to
matching paving grades in the fire lane and access driveway. Also, regrade the property
so no storm water runoff goes to MacArthur Blvd.
5. On the drainage area map, use a 10 minute minimum time of concentration using TP-40.
6. The MacArthur Blvd. construction plans show all Q from this site picked up internally and
none to MacArthur Blvd. Change the drainage area map to reflect this design.
7. Provide a 10' minimum curb inlet at the sag on the west side of the property.
8. On the utility plan, provide a vault and show the size of the D.D.C. Tap off the water line
separately for the 1" water meters and not off of the fire line. Provide an 8" water line at
the location shown on the plans.
9. On the erosion control plan, provide erosion control for the inlet on MacArthur Blvd. and
also the deceleration lane.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
City for review. If you should have any questions concerning these comments, please contact me
at 304-3682.
