Hennessey Engineering, Inc. 1409 Third Avenue Dallas, Texas 75229 RE: First Construction Review Comments for Lot 4 Block 1 MacArthur Plaza Addition (Speedee Lube) Dear Mr. Hennessey: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a cover sheet with the legal description on the next set of review plans. 2. Provide a paving and subgrade design on the site plan. 3. Show the proposed changes relating to access to the property from the adjacent owner to the south. 4. Remove the landscape and irrigation plan from the civil construction plans. Provide the landscape and irrigation plans separately to the Building Inspection Department for approval. 5. On the grading plan, do the grades for the easternmost landscape area include the future design of the deceleration lane and sidewalk? 6. Coordinate with the adjacent property owners to the north and south regarding matching paving grades for the fire lane and also the shared access on the east side of the property. 7. On the drainage area map, provide a 10' minimum curb inlet at the low point on the west side of the property. 8. Provide storm drain profiles for the 21" RCP and hydraulic calculations. 9. Use a minimum time of concentration of 10 minutes and an intensity value using TP-40. 10. On the utility plan, provide an 8" cross, valve and plug with one joint of line at the location shown on the plans. Also, show the vault location and size and provide a double check with the 1" meters. 11. Show the 20' utility easement and tap the 8" water line for the domestic and irrigiation meters instead of the fire line. 12. Install a manhole instead of the double cleanout outside of the future deceleration lane in the utility easement. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
