ITEM: PD-152R. Upper Ittmge Car Wash. zoning change from property
zoned PD-C (Planned Development, Commercial) by amending the
planned development to permit a '3,498 square foot self-service car
wash building and a 1,680 square foot drying shed on property
located on the west side of MacArthur Blvd., approximately 1,014
feet north of Belt Line Road, at the request of Coppell Family
Partnership.

Site Plan
1. The proposed brick monument sign will not be allowed in the utility easement.
2. Is this development proposing to close the access drive from Sonic at the south east corner
of the development? If so, concurrence will be required from Sonic.
3. Show the existing south bound deceleration lane on MacArthur Blvd.
4. Provide utility and drainage plans.
5. Roadway Impact fees are required.
Landscaping Plan
1. If there are existing or proposed utilities in the easement then only limited landscaping will
be allowed in utility easement i.e. no wall, beams, or trees, boulders.
