Preliminary Plat:
1. Need to provide for a 20' sanitary sewer easement across future lot 1.42 acres. The
location of sewer line across the adjacent lot should be located such that when the lot
develops it does not have pavement on top of it.
2. Lot numbers should be shown on the plat.
3. Provide the franchise utility block on the plat.
4. Provide the metes and bounds for the fire lanes.
5. Impact fees are required.
Utility Plan:
6. Try to tie the sewer line into the existing sanitary sewer manhole.
7. Water meter taps cannot be located on the private fire line.
8. The proposed irrigation meter needs to be tapped off existing 8" water. Provide a vault and
an easement.
Drainage Plan:
9. Need more information before we can allow ADS pipe instead of RCP. The use of ADS
storm drainage pipe could be allowed on private property only if a letter is provided
requesting a variance. All public storm sewer must be RCP.
Site Plan:
10. Provide a 5' sidewalk and brick paver bands at all ingress/egress off MacArthur Blvd.
11. Stripe and sign deceleration lanes. Increase transition to 100' minimum off of abandoned
Riverchase Drive.
12. Provide 30' radii at all driveways.
Landscape Plan:
13. Brick paver bands are required at all driveways off of MacArthur Blvd.
